It is with regret that we are putting our smallholding up for sale. :(

The farmhouse has 2 large double bedrooms and 3 single rooms. A large kitchen/sitting room and a separate drawing room. Both sitting room and drawing room have original working open fires.  It has 2 bathrooms one is a luxury bathroom with a whirldpool spa bath and large double walk in shower.
The house has LPG gas central heating with a new boiler. All windows are UPVC double glazed.
The sewers and water pipes have been renewed last year.

The smallholding is 5 acres with a registered and licenced boarding kennel for 22 dogs (council will look favourably on more kennels we have been told) plus an unregistered cattery so you can expand business and income.
We currently have 16 pigs, 16 geese, 30 chickens and 6 sheep. There is lots of room for more stock and a heated puppy room/pen which we have used for baby birds and pigs. The cattery with 8 cat pens is approx 50 ft long with a separate business office at the end.
 The kennels and cattery are both centrally heated with oil

There is approx 15 various sheds and an absolutely huge barn that used to have planning permission to become a house which we were planning to convert into accommodation with en suite rooms and a large lounge and kitchen for contractors. Great income, little work!!!!

There is an office section 80ft long 13ft wide approx that is large enough to turn into a 2 bed bungalow, at the moment we use it as extra bedrooms and gym and where we we keep our 4 freezers.. It already has a kitchen and shower room so plumbing is in place.
There is an outside loo so if you decide to have a car boot sale or sell teas on the land the loo is already there.

There is a large natural pond on the land so you can add fish to make this a feature or as a natural water container.

The smallholding is situated in a lovely village right next to the Church and only 13 miles from grimsby. The seaside at grimsby is an old fashioned resort with donkeys on the beach. Very lovely!!!
The bus and rail service is great to Grimsby and Hull for shopping.
Immingham has a great gym and a really good Slimming world class where I lost over 4 stone!!

Price is £400k approx.

This place has massive potential but unfortunately we cant utilise it due to marriage break up. :'(

Oh NO!!!!!!!! I wounderd where you were, how sad, I would love something like that too but no spare money and houses are not selling...Hope you have some good friends to help you through the rough times Jackie, shame Wizard has left the building......times change from day to day, who knows,  you may end up with a millionair!!!!! Oh no .....so sorry.  I remember you buying the smallholding, and telling us what you planned to do there.  Sounds a lovely place - I am sure it wll sell.  Would be great for us with all our cats :)

Oh and I didnt say but the smallholding comes with the stock which includes 2 registered pedigree Berkshire gilts, 2 registered pedigree blonde mangalitza gilts and 2 registered pedigree lop gilts, 1 kune kune x mangalitza gilt and 1 kune kune x mangalitza proven sow.

6 meat sheep, ready to breed this year. Bottle fed  last year and come to you calling.

16 adult embden geese, (blue eyes yellow surround, pure white feathers) currently sitting on eggs so we think that there are 3 males in the group.
We let the geese out in the morning and they have free run of the land and take themselves off to bed as it gets dark so all we have to do is lock the pen. Geese are great grass to meat converters.

We have approx 30 hubbard chickens some for eating and some for eggs. The eggs from white hubbards are often double yolkers and have has a few 3 yolkers. :)  The chicken hut is amazing and has much more room for loads of other stock and lends itself to rabbits, turkeys and other birds. There is 12 separate pens.

There is also an aviary 10ft x 5ft approx which we havent used but we know used to house parrots and parakeets, but we were thinking of using for other meat birds.

No we cant rent it out as we need the capital that is tied up in it so we can split it besides I doubt if we would get a buy to let mortgage as its on a commercial business mortgage because of the business with the kennels and cattery.

The income with the kennel and cattery will enable anyone to live at the farm and not worry about working elsewhere to keep body and soul together which makes the farming side of the place easier to manage. You dont NEED to make a profit on the farm animals because that is gained from the dogs and cats.
 However there are a few butchers that sell the 'better' meat and are always wanting free range etc.

We were thinking of buying a refrigerated van to take meat down to London, especially near Christmas as its a top paying place to sell geese, bronze turkeys and top quality lamb and pork.

I will pass along any contacts we have to the new owners so they are not gong into this blind. :)
